Leaders are now asked to derive higher performance from every company asset. Office space, whether that of a small tech start-up or a corporate headquarters, is an asset that is both highly leveragable and pivotal to an organization’s success. We work on behalf of tenants, buyers and sellers of commercial real estate, and hand in hand with commercial real estate brokerage firms. Along with the brokers, we help the clients to understand exactly what they want and need. We test-fit properties in support of the clients’ requirements and aid in negotiating the best terms on behalf of the client. Our goal is an integrated design that engages all stakeholders and experts as part of a dialogue that results in a cohesive project outcome. Our designs must balance functional and aesthetic workplace requirements, budget considerations, sustainability and stewardship of resources, site, symbolism, innovation, and flexibility. We strive to create an environment that is an organic extension of the client’s culture, goals and aspirations.

Hospitality + Retail

The economic climate along with a web-based and increasingly more connected world, have changed the retail stores, restaurants and hotels of today. Understanding that the bottom line is equally important as creating the proverbial WOW factor in each of these environments.

We give our clients market edge through responsible design and cost-affordable creative solutions. Our goal is to provide our customers with a store that looks good, sells, and hits the budget and time frame. Today, retailers face competition on many levels, and as designers we are aware of their needs. We have to balance the foot traffic of the location with the potential “destination pull” of the store itself, the inventory storage needs with the per-square-foot price of the space, and many other aspects of the surrounding area and the facility itself.

Restaurants rival retail stores in the level of competition and risk of investment. Restaurant owners, chefs and managers work tirelessly to make a new restaurant a success. Location, facility cost, ambiance and meeting high standards of cleanliness are just a few factors that may make or break a new undertaking.

We understand hotels are risky and complicated real estate investments. On top of the underlying real estate sits a complex operating business with numerous employees and multiple revenue streams. These include rooms, food and beverage, and spa services. Rooms are the main source of revenue, “leased” on a daily basis. We strive to understand these underlying issues to enhance the assets through brand enforcement. We apply our understanding of market segmentation, customer expectations, price point and return on investment. We ensure that the concepts, brands, spaces, processes and solutions are reflected in the business strategy, breathing new life into hospitality environments and re-energizing brands.

We strive to create environments that sell, where the commercial exterior facade and entrance are welcoming, where interiors are comfortable, and where the kitchen, office and storage areas work ergonomically.

Health + Wellness

The healthcare and wellness business is complex. Our team of designers and consultants enter into a collaborative process with doctors, health experts  and key wellness staff to establish goals, program and budget.

Individual healthcare providers or multi-specialty practices are interested in creating efficient patient flow in order to maximize space utilization. We work with these medical practices to create environments which compliment the goals of efficiency, budget-conciousness, patient experience, and future flexibility within the practice.

Additionally, a new reality demands that healthcare providers, architects, designers and developers look at Medical Office Buildings (MOB) design in a new way. What’s needed are multi-specialty MOBs designed to better support physician integration and collaboration, while boosting productivity and efficiency. New MOBs need to fit a financial model for both tenant and developer in order to survive today’s marketplace. Patients traveling to a MOB demand more amenities, up-close parking, access to complimentary practices and directional signage that is easy to understand.

The team uses this information as the basis for the design. As the design progresses, we validate budget and schedule with the medical professionals, construction personnel and landlord. A predictable outcome is optimal for a transitioning medical practice. Final plans, equipment placement and finish selections are all reviewed with the doctors prior to completion of construction documents.
